About the practice

Every private home moves through the same five phases — closed by five gates you sign, and reported to you in writing at each.

What follows is the practice, in the order you would meet it.

The Three Commitments

What we hold ourselves to — before anything else.

Three disciplines most private-house work quietly abandons. Ours are named, and held in writing on every project we accept.

No commissions. From anyone. In any form.

Every execution contract is between you and your vendor, at prices you can see. We take nothing from any vendor, and we never hold your project funds. Our fee is our only income on your project — so your interest is our only interest.

This is not an aspiration. It is a term of engagement, written into your agreement.

Gated, not hopeful.

Work proceeds phase by phase, and each phase closes only when you confirm it in writing at its gate. Design is not "nearly done" — it is confirmed, or it is not. Milestones carry the calendar; assurances do not.

A gate is a meeting where finished work is put on the table and confirmed by you before the next phase begins. It is how a project stays yours.

If it isn't written, it didn't happen.

Site checks before anything is concealed, decisions with your sign-off, changes priced and confirmed before the work — all recorded, all shared with you. Verbal assurances are not the record of a home; the file is.

At handover you receive the complete file of your own home: what was decided, checked and built, and by whom. The file your home deserves — and the one you will thank yourself for in year ten.

The phases below are how a project runs from the first conversation to the moment your file is handed over. Each closes on a written confirmation — not on a promise, not on a picture, not on a phone call.

Engage — agreement & groundwork

Scope, fee and terms agreed in a written proposal and agreement — including exactly what is included, what constitutes a revision, and the cost of every part of the process. Your site is measured and documented before anything is designed.

Understand — listening before drawing

We begin by listening — to every member of the family, in your own words, before a single form or floor plan appears. What we heard is written into a brief you read and confirm. Nothing you asked for is quietly dropped.

Design — concepts to working drawings

Concepts, developed design and 3D visualisation — checked against your brief, not against fashion. Then working drawings, specifications and bills of quantities detailed enough that vendors price the same thing, and you can compare honestly.

Execute — supervised, reported, verified

Vendor selection run transparently on your behalf — you contract each vendor directly, at the quoted price. On site, work is verified before it is covered up, progress is reported to you in writing every week, and every change is priced and confirmed before it is made.

Handover — finished means documented

Snagging completed and signed off, warranties and vendor contacts compiled, and the full project record handed to you — the file your home deserves, and the one you will thank yourself for in year ten.

What We Do

Two disciplines, one accountable practice.

Design and delivery are one appointment — held by one practice, on one set of terms. The vendor process runs through us, but the contracts are between you and each vendor, directly.

Discipline 01

Interior Design

Space planning, developed design and 3D visualisation for complete homes — grounded in how your family actually lives, and in a brief you have already confirmed.

Working drawings, specifications and bills of quantities that vendors can price without guesswork — and that you can compare like-for-like.

The design that vendors are asked to price is the design you already confirmed.

Discipline 02

Project Management

Independent supervision of execution — verification before concealment, weekly written reporting, budget tracking against the confirmed design, and a disciplined record of every change.

The site record is your record. Every week, in writing.

A finished home means a documented home — not a promised one.

The Vendor Process

Administered by us, contracted by you.

Search, request for quotation, like-for-like comparison and recommendation — administered by Disha, contracted by you, directly with each vendor at the quoted price.

We accept nothing from any vendor — so our recommendation carries exactly one motive.

Our fee is our only income on your project.
